The track record
Karen has been among the most consistently recognized agents in the Philadelphia suburbs for five consecutive years. The credentials come from independent sources: industry rankings, brokerage production tiers, and client reviews across every major platform.
- Philadelphia Magazine Top Producer, 2022, 2023, 2024, 2025, 2026. Five consecutive years on the publication's annual list of the region's top-performing real estate professionals.
- BHHS Chairman's Circle Diamond Award, 2025. The highest production tier within the Berkshire Hathaway HomeServices network.
- Top ½ of 1% of BHHS agents nationwide, out of tens of thousands of agents.
- Zillow Premier Agent with the "Best of Zillow" distinction.
- Five-star ratings across Zillow, Google, Homes.com, FastExpert, and Berkshire Hathaway.
Recognition is the result. Referral relationships, repeat clients, and a phone Karen answers personally are what produce it.
How she works
Karen is a partner on the Philly & The Burbs team at Berkshire Hathaway HomeServices Fox & Roach, operating from the Blue Bell office at the heart of Montgomery County. She is licensed in both Pennsylvania (RS347090) and New Jersey (2076365), which matters for clients weighing cross-river moves or maintaining property on both sides of the Delaware.
- Every engagement, personally. Karen handles each engagement herself, from the initial consultation through closing. Calls and texts to (215) 495-2914 reach her directly, and responses are consistently same-business-day.
- The strategy comes first. Each engagement begins with the client's underlying objective. Pricing, positioning, and timing follow from that foundation, not the other way around.
- Composure under pressure. Real estate decisions are consequential and frequently emotional. Karen's role is to keep the work disciplined, the communication clear, and the surprises few.
Credentials for complex transactions
Not every transaction fits a standard template. Karen holds a Certified Divorce Specialist (CDS®) designation, one of only two on the Philly & The Burbs team, and works directly alongside family-law counsel and mediators when a sale is tied to a separation. Estate liquidations, executor representation, and downsizing engagements receive the same structured care.
When a sale is tied to a life transition, the divorce real estate, estate sales, and downsizing pages go deeper.
Before real estate
Karen came to real estate by an uncommon route. For 25 years she served as a Vice President and Account Director at Horizon Media, Grey Advertising, and Bozell, leading strategy and creative execution on national brand accounts.
That background now informs how she positions a property, prepares a pricing strategy, and stages a listing for the market. It is not the primary reason clients select Karen. But it is one of the reasons the production record exists.

Outside the work
Karen lives in the communities she serves. When she is not at a closing or a showing, she is likely on a Peloton, traveling, or contributing to a community initiative. Her relationship with this region is not a territory she covers; it is where she lives.
