About Karen

What awards and recognition has Karen received?
Karen has been recognized as a Philadelphia Magazine Top Producer for five consecutive years (2022, 2023, 2024, 2025, and 2026). She received the 2025 BHHS Chairman's Circle Diamond Award, the highest production tier in the Berkshire Hathaway HomeServices network, and ranks in the top one-half of one percent of BHHS agents nationwide. She also holds the Zillow Premier Agent and 'Best of Zillow' distinctions and maintains five-star ratings on Zillow, Google, Homes.com, FastExpert, and Berkshire Hathaway.
What credentials does Karen hold?
Karen is a licensed REALTOR® in Pennsylvania (RS347090) and New Jersey (2076365). She holds four professional designations: P.S.A. (Pricing Strategy Advisor), e-PRO®, REALTOR®, and CDS® (Certified Divorce Specialist).
Where did Karen work before real estate?
Karen spent 25 years in advertising as a Vice President and Account Director at Horizon Media, Grey Advertising, and Bozell, leading strategy and creative for national brand accounts. That marketing discipline now informs how she positions listings, prepares pricing strategy, and stages a launch into the market.

Buying a home

How does the buying process typically begin?
Two steps precede the first showing: a private conversation with Karen to clarify what matters most (commute, schools, neighborhood character, budget, and timing) and a pre-approval from a lender. With those foundations in place, the search becomes meaningfully more efficient.
How much capital is typically required for a down payment?
Down payment requirements depend on the loan structure. Conventional financing generally calls for 5–20% down. FHA programs begin at 3.5%. VA and USDA loans may require no down payment for qualifying buyers. Karen can introduce you to mortgage advisors who specialize in the Philadelphia-area markets she serves.
Can you represent buyers relocating from out of state?
Yes. Relocation engagements are among the most common in her practice. Karen conducts video walkthroughs, neighborhood orientation calls, school-district comparisons, and remote inspection coordination so that travel for showings becomes optional, not required.
How competitive is the Philadelphia-suburbs market today?
Conditions vary by community, price point, and season. Well-prepared homes in strong school districts continue to attract multiple offers. Karen tracks micro-market conditions weekly and will give you a clear-eyed read on the towns you are evaluating.

Selling a home

How is the value of my home determined?
Through a complimentary comparative market analysis prepared personally by Karen. She weighs recent comparable sales, active competition, current absorption in your specific community, and the particular features and condition of your home. Typical turnaround is two business days, with no obligation to list. Request one from the home valuation page.
How long does a well-prepared listing typically remain on the market?
Days on market vary by price point, condition, season, and community. Well-positioned homes in high-demand Montgomery County and Bucks County markets frequently go under agreement within two to four weeks.
What are the typical costs of selling a home?
Seller-side costs generally include the real estate commission, Pennsylvania transfer tax (2% of sale price, customarily split with the buyer), title charges, and any repair credits negotiated at inspection. Karen prepares a detailed net-proceeds estimate prior to listing.
Should I make repairs or updates before listing?
Sometimes. Targeted improvements (fresh paint, deep cleaning, thoughtful decluttering, modest landscaping) nearly always pay for themselves. Larger renovations generally do not. Karen walks through the home with you before listing and provides a prioritized recommendation.
