  1. Share your criteria. Target communities, price range, bedrooms, must-haves, and timeline. The form below collects what is needed to set up a precise watch.
  2. Karen reviews and refines. A brief follow-up conversation clarifies anything that needs clarifying, often surfacing requirements you had not yet articulated.

Two ways. First, you see listings earlier. Second, the alerts are filtered by an agent who knows the communities you are looking at, not an algorithm that surfaces anything near the search box.
How often will I hear from Karen?
On the cadence of the market, not a fixed schedule. When a qualifying listing appears, you hear about it the same business day. When activity is slower, you may go a week or two without an update. The objective is signal, not volume.
Can I refine my criteria over time?

Do I need to be ready to buy now?

What if I am still deciding between towns?
