How it works
The public portals are useful, but they are downstream. By the time a listing appears on Zillow or Realtor.com, the agent network has frequently been aware of it for several days. For competitive markets in Montgomery County, Bucks County, and the Main Line, those days matter.
- Share your criteria. Target communities, price range, bedrooms, must-haves, and timeline. The form below collects what is needed to set up a precise watch.
- Karen reviews and refines. A brief follow-up conversation clarifies anything that needs clarifying, often surfacing requirements you had not yet articulated.
- Qualifying listings come to you directly. When a match enters the market or shows up in Karen's network as a coming-soon, you hear about it the same business day, with her read on whether it warrants a tour.
- Tour with context. Karen accompanies you on showings she has already vetted, with current comparable data and an honest assessment of whether the property merits its asking price.
What this is not
This is not an automated daily digest of every listing within fifty miles. It is a curated service from an agent who knows the markets you are looking at and respects your time. The objective is to surface the few listings worth your attention and to filter out the noise.
