Categories Karen covers

Real estate transactions sit at the center of a network of related services. Over more than a decade, Karen has worked alongside the professionals who make those transactions run smoothly, and the ones who help maintain a home well after the closing. The introductions below are available to current and past clients alike.

  • Contractors & handymen For pre-listing repairs, post-inspection negotiations, or post-move-in projects.
  • Movers Local and long-distance partners who handle the timing and the inventory with care.
  • Interior designers & stagers For pre-listing staging or post-purchase design direction.
  • Photographers & videographers The presentation that drives buyer interest on every listing.
  • Mortgage lenders Locally trusted lenders with a record of closing on time in the markets where you are shopping.
  • Real estate attorneys For complex transactions, divorce-related sales, estate work, and cross-state closings.
  • Home inspectors Inspectors who understand the housing stock of Montgomery County, Bucks County, and the Main Line: knob-and-tube, sewer laterals, lead paint, the particulars.
  • Cleaning, landscaping, and trades Pre-listing preparation, post-move clean-outs, and the ongoing maintenance that keeps a property at its best.

How the network works

Submit the form below with the type of professional you need and a brief note on your situation. Karen reviews each request personally and replies the same business day with one to three recommended introductions: names, contact details, and a short note on why each is a good fit.

The recommendations are based on direct experience, not affiliate relationships. Karen does not accept referral fees from the vendors in the network. The objective is that you end up with a professional who is right for your specific need.

Request a Vendor Introduction

Whether you need a contractor, mover, stager, lender, or attorney, Karen will provide a vetted introduction from her local professional network.

Your information remains confidential. Karen receives each inquiry personally, never shared, never resold.

Frequently Asked Questions

Is there a fee for the introduction?
No. The concierge service is a complimentary benefit of working with Karen, and remains available to past clients indefinitely. There are no referral fees taken from the vendors.
Do you only refer one vendor per category?
Not necessarily. For most categories Karen maintains relationships with two or three trusted options so the introduction can match the scope and timing of your project. For more specialized needs (say, a real estate attorney experienced in divorce-related transactions) there may be one clear recommendation.
Do I have to be working with Karen on a transaction to use the network?
Past clients have access to the network indefinitely, regardless of whether a current transaction is underway. For prospective clients who haven't yet engaged, it's available as well.
What if I have a request that does not fit a standard category?
Ask anyway. The vendor network has grown organically over more than a decade, and the categories above are a starting point rather than a closed list. If Karen does not have a personal recommendation, she will say so honestly.
