Pricing carries the headline, but positioning shapes the outcome. Who is the ideal buyer for this home? A young family weighing the Wissahickon school district, a relocating executive prioritizing a 35-minute commute, an empty-nester transitioning to a smaller home on the Main Line? The answer informs the photography, the copy, the price, and the launch plan. As a Pricing Strategy Advisor (P.S.A.), Karen develops pricing decisions from current comparables, absorption rates, and a careful read of buyer demand, not from a number chosen to win a listing meeting.
Photography and presentation
Professional photography is the baseline expectation. The meaningful work happens before the photographer arrives: editing, staging, lighting, and the considered adjustments that allow an 1,800-square-foot colonial to photograph at its best. Karen conducts the pre-photo walkthrough personally.
The launch
